These four communities (all unincorporated hamlets except Old Westbury, which has both incorporated and unincorporated sections) are characterized by large lot sizes, limited commercial activity, and equestrian properties. Many homes sit on 2, 3, or more acres.
Zoning enforces minimum lot sizes of an acre or more in most areas, which keeps density very low and development sparse. Northern Boulevard passes through but doesn't generate the retail activity you'd see in Manhasset or Great Neck.

This is the trade-off you accept living in Brookville, Upper Brookville, or Muttontown. There is no LIRR access. The nearest station is in Manhasset or Great Neck—15 to 20 minutes by car depending on traffic. For some buyers, that's acceptable. For others, it's a deal-breaker.
Local bus service is limited. Most residents drive for shopping, dining, and work commutes. If you work in Manhattan and need quick, reliable LIRR access, this area isn't a fit.
Old Westbury Gardens and Public Access
Old Westbury Gardens, adjacent to Brookville and East Hills, is a 85-acre publicly accessible estate featuring historic mansions, formal gardens, and walking trails. It's one of the signature attractions of this part of the North Shore.
Many properties in surrounding Brookville and Upper Brookville have views toward or proximity to the gardens, which is sometimes marketed as a selling point. The gardens themselves are open seasonally to the public.
Muttontown Preserve and Open Space
Muttontown Preserve offers 149 acres of protected parkland with trails, ponds, and natural habitat. It's one of the larger open spaces on the North Shore and provides recreational access without requiring private property.
The preserve influences the character of the surrounding community—quieter, more natural, less developed than other parts of Nassau County.
The Estate Price Point
These communities rank among the highest-priced residential areas in Nassau County. Large lot sizes, low density, and the estate character all contribute to pricing at the top end of the local market. You're paying for privacy, space, and the absence of urban density.

Living in Brookville, Upper Brookville, or Muttontown means accepting car dependency in exchange for space and privacy. It means no walkable downtown, no spontaneous local retail activity, no LIRR within reasonable distance.
